However, there is a slight shift in the speed at which properties are selling. The average days on market for residential properties have decreased by 4% compared to June, now standing at 290 days. This is a positive sign of increasing demand or more effective pricing strategies. Yet, inventory continues to rise, up 1% from June and a significant 23% compared to the 2023 average. This suggests that while demand is steady, supply is growing, potentially leading to more choices for buyers.

 

Single-Family Homes: A Tale of Declining Transactions and Rising Prices

Single-family homes are experiencing a noticeable decline in transactions, down 16% from July 2023. Despite this, inventory has only slightly increased by 0.5% since June, though it is still 23% higher than the 2023 average. The market is holding steady in terms of how long homes stay on the market, with an average of 277 days, unchanged from the year's average. However, the average sold price for single-family homes has risen sharply to $688,000, a 26% increase over June's figures, yet still 29% below the 2023 average. Luxury Homes: A Surge in Transactions Amidst Falling Prices

However, the average sold price has seen a substantial decrease, falling to $1.16 million, which is 42% below the 2023 average. Condos: Increased Activity and Faster Sales

The condominium market is showing signs of increased activity, with transactions up 67% compared to July 2023. However, these numbers are still 5% lower than the 2023 monthly average. Inventory has grown by 1% since June and is 4% higher than the 2023 average. Notably, condos are selling much faster, with the average days on market dropping to 171 days—41% faster than the average for 2023. The average sold price for condos is $446,000, slightly down by 5% from the 2023 average, suggesting that while there is strong demand, buyers may still be price-sensitive.

 

Residential Lots: A Decline in Transactions but Stable Prices

Residential lots have seen a significant decline in transactions, down 42% compared to the 2023 average, and an even steeper drop of 58% compared to July 2023. Despite this, inventory continues to rise, up 3% from June and 23% above the 2023 average. The average days on market for residential lots have increased by 25% compared to the 2023 average, now at 381 days. Interestingly, the average sold price for residential lots has increased slightly by 2% compared to the 2023 average, indicating that while these properties may be taking longer to sell, they are still holding their value.
