Clean Energy Nature Compound with Waterfalls and Coffee Farm

The Rio Magnolia estate is a spectacular property. Located high in the hills in the Southern Pacific Zone of Costa Rica, it overlooks the small surfing village of Dominical. The property measures 101 hectares but encompasses 9 additional one hectare lots, each with its own title but included in the package for a total of 110 hectares or 270 acres. The property is extremely private. Its limits are ridges to the northeast and southwest so is in a bowl facing the ocean.
The property takes in the entire valley which contains three year-round rivers. One river, the largest, Rio Magnolia, is where the 12 kW micro-hydro plant which generates all the electricity for the property is located. This is a unique feature of the property and not found elsewhere in the country on this scale.
At an elevation of 800 meters, the temperature never gets too hot or too cold. Air conditioners are not a requirement as there is always a refreshing breeze. Because the property forms a bowl, there aren’t any distant traffic sounds. Just the river, the monkeys, and the birds.

The main house on the estate is 10,000 square feet in area. It is a spectacular building designed by an architect from San Jose. From the antique entrance doors to the vaulted wooden ceilings and poured concrete bar, the design is breathtaking and the craftsmanship and attention to detail are first class. It has four bedrooms with private bathrooms and two additional baths for guests and staff. Dining room, living room, two fireplaces, huge kitchen, bar, and a massive pool (50 ft. x 25 ft.). Both the first and second floors have terraces wrapping around 3 sides providing plenty of space for outdoor living. There is also a wooden guest cabin in the jungle. Just 200 meters from the main lodge overlooking the coffee plantations is a Balinese-style villa. It has one large bedroom, an enormous bathroom with a glass-walled shower facing onto a private garden and living room kitchen. In addition, there is a staff house and staff cabin.

There are 3 hectares of coffee and a processing facility for peeling, washing, and drying. Local men and women come from the neighboring villages to pick the coffee between October and February. It is a boutique operation and produces between 1 and 2 tonnes of specialty coffee annually. There are also 3.5 hectares of tree farm/reforestation with about 3,500 trees. Most are exotic hardwoods but some faster-growing species that will be ready to start harvesting in a few years. The farm contains 16 hectares of pasture where 10 cows and two horses graze.

The buildings and another infrastructure cover about one hectare leaving 84.5 hectares of protected natural primary and secondary forest with trails, waterfalls, a natural waterslide, and a hugely diverse group of wildlife. The property forms an integral part of the Biological Corridor of the Tapir located in UNESCO’s Savegre Biosphere Reserve which has 20 percent of the country’s flora, 54 percent of the mammals, and 59 percent of the birds.

The entrance to the property is about 4 kilometers by public gravel road from the highway. From the gate, it is another 1.5 kilometers further along the private road through the primary forest. There is also a helicopter pad beside the stable. The water comes from a spring and the internet from a repeater tower on the ridge above the property. There is good cell phone coverage.
