The property encompasses approximately 75.5 hectares (186.6 acres), of which only **2.8 hectares (6.9 acres)—less than 4% of the total area—**are designated for development. This allows more than 96% of the land to remain in its natural state, ensuring the long-term protection of the forest and its ecosystem.

The property participates in conservation initiatives administered by Costa Rica’s National Forestry Financing Fund (FONAFIFO), as well as the Voluntary Forestry Regime. Subject to applicable regulations, these mechanisms may provide environmental incentives and tax benefits.

Its numerous natural springs collectively produce a flow of more than seven liters of water per second. For this reason, the property is an integral part of the Bosque de Agua Biological Corridor and contributes to the water supply of both the property and the community of Volcán de Buenos Aires in Puntarenas.

This abundance of natural resources creates opportunities for sustainable initiatives, including ecotourism, nature-based accommodations, wildlife and birdwatching experiences, and—subject to the necessary studies and permits—small-scale hydroelectric power generation.

The property also supports a diverse range of trees, amphibians, and mammals. Its wildlife includes pumas, monkeys, peccaries, pacas, armadillos, and the great tinamou—a remarkable bird known for the distinctive blue color of its eggs.
