There is very little titled beachfront property available in Costa Rica. These rare titled lots also have the perfect location for an investment property or rental income business, just up the beach from the new Playa Flamingo marina.

Simply put, beachfront real estate in Costa Rica is a very rare asset because national conservation laws, enacted in 1977, established restrictions over the maritime zone. Beachfront land within 200 meters of the high tide line was declare public property outside of the few titles that already existed. A tiny percentage of Costa Rica's coastline was titled at the time, only a few titles were given after the law's enactment, and today there will never be any new beachfront titles given, pin perpetuity.

Regarding the lot:
-It just obtained a brand new water letter from the ASADA. Water letters are not guaranteed. If you buy a lot and can’t get a water letter…no house and a worthless lot.
-It has the highest level D1 environmental permit (which takes 6+ months and involves archeologists, hydrologists, geologists, a soil study, etc.) which is one of the requirements that you need if you want to build
-There is a view protection agreement in place so that your neighbors can’t narrow out your view. In other words, the view you have now is the view you will always have. Nobody can plant palm trees, etc. block you out.

Playa Potrero is a beach town located on the Gold Coast of Costa Rica. It is home to Surfside Estates, a quiet seaside residential community with locally owned businesses, including restaurants, grocery stores, hotels, and cabinas. Surfside is a well-established neighborhood with an international community of both year-round and seasonal residents, plus vacationing tourists from around the world.

The southern end of Potrero bay is the site of the new Flamingo marina expansion project, which will bring additional value to the area and investors in the medium- and long-term.
